Project Overview

Gardner developers in Utah in 2022 were in development of 612 units of housing in 8 buildings in Utah, known as the View 78 Apartment project. The site will include on-site parking and various amenities for the apartment buildings, such as a central pool.

The project was a portion of a large development by Gardner, located along the technology corridor in Midvale, Utah, with a vision to elevate the well-being of people and the planet. The apartment project was the same size as a previous Net Zero Energy office park, where staff from A2 Efficiency supported both projects.

Our Role

Staff of A2 Efficiency provided holistic design support to Gardener and the architecture and engineering team, Method Studio, and PVE. Examples:

  • Whole-building energy performance assessment

  • Thermal bridging and enveloped assessment

  • HVAC Balanced Ventilation assessment

  • Heat Pump Water Heater assessment

  • Rocky Mountain Power Incentive Coordination

Project Highlights

  • Energy savings of 23% compared with Utah energy code (IECC 2018).

  • Thermal bridging between assemblies increased heat loss by 32% when accounting for where windows, walls, roofs, balconies, and interior floors intersect.

  • The development will reduce the operational energy cost for future tenants by $298,000 per year, which is equivalent to a reduction of 723 metric tons of carbon emissions or 156 cars per year off the road.
