Project Overview

Baltic Pointe demonstrates how mass timber, façade design, and all-electric systems can be integrated into a commercially viable office building without compromising architectural flexibility. Developed by Gardner Developers in Draper, Utah, the five-story, approximately 136,000 sf workplace is Utah’s first large-scale commercial mass timber office building, setting a new precedent for low-carbon design in the fast-growing Silicon Slopes region.

Our Role

Staff at A2 Efficiency supported Method Studio with energy modeling, daylighting analysis, and building science consulting. The team evaluated glazing performance, shading strategies, and wall-to-window ratios to balance daylight access, glare control, and thermal comfort.

Because mass timber was the primary structure, moisture control and durability were critical considerations. Continuous exterior insulation was prioritized to keep the dew point outside the CLT panels, improving energy performance while protecting the long-term integrity of the structure.
