Scaling an NZE Retrofit Performa

A private commercial developer needed to understand the financial return on Net Zero Energy retrofits across a portfolio of four office properties before committing to a capital program. We modeled each property across six to nine distinct retrofit packages, from minimum-intervention through full NZE, translating energy simulation directly into the language of real estate investment: yield on cost, energy cost savings, required solar PV sizing, and added asset value at sale. 

The analysis showed that a holistic NZE upgrade added approximately $60 per square foot in asset value at an 8% cap rate compared to a conventional approach, giving the developer a financially grounded pathway to sustainability investment rather than a leap of faith.
