Project Overview

The goal of the high-performance WA office retrofit was to reduce their carbon footprint and operational energy costs as part of a building renovation for their corporate campus. The building underwent a major retrofit, eliminating on-site combustion from natural gas, and pilot energy innovations such as phase change thermal energy storage systems, which can inspire and promote future generations.

As part of the project, the site aimed to achieve a low operational energy goal to ensure future compliance with the Washington State Clean Building Act Building Performance Standard.

Our Role

Staff of A2 Efficiency helped to evaluate the project’s estimated performance once operational by evaluating the design and key parameters for the anticipated user group. This included:

  • Evaluating the future target under the WA Clean Building Act

  • Developing a framework to assess the energy target, working to identify the meter infrastructure required, and how best to integrate measurements for a small on-site data center, parking lot lighting, and EV charging.

  • Providing a detailed building energy model to best estimate the new energy use of the renovated lighting and HVAC system as well as the redefined building programming needs.

  • Evaluating multiple scenarios and efficiency strategies to ensure the project could hit operational EUI goals and carbon reduction targets.

Project Highlights

  • Anticipated to reduce operational energy by 42% when including the data center, on-site EV charging, and the building itself.

  • Operational target of 48 kBtu/sf-year with a target of < 53.6 kBtu/sf-year.
